House Rules

I (Website hidden by Airbnb) one likes rules! But to help ensure you have a great stay, it's important both of us are on the same page. By making a booking you are agreeing to my house rules, so please take a moment to read through them and if you have any questions, just ask!

- This is a residential area so please be considerate of your neighbours - no noise between 10pm and 7am. Noise or behaviour complaints from neighbours may result in all guests being asked to leave immediately, without a refund.

- If you are booking on behalf of someone else or a third-party, do not instant book. Please send me an enquiry first with information about who would be staying.

- No guests over and above the number listed on your booking and no guests other than those named in the booking.

- The guest who has made the booking must be present at the time of check-in. Keys will not be handed over to anyone else.

- The apartment and amenities are for the use of paying guests only. Visitors and/or non-paying guests must not be invited to the property unless I have agreed in advance.

- No smokers or vapers and no smoking or vaping anywhere in or on the property. An additional minimum cleaning fee of $500 will apply if the townhouse smells of smoke or if there is any evidence of smoking/vaping.

- Possession and/or use of illegal/recreational drugs is not permitted at this property.

- To protect the new carpet, please do not wear shoes inside or drag anything such as furniture or bags across the floor.

- No groups, events, parties, functions or gatherings.

- Please leave everything as tidy as you found it and report any damage, breakage or issues to me immediately.

- Maximum of 6 guests in existing bedding only.

The space
This 3 level townhouse has everything you need for a comfortable stay and offers modern amenities in an exquisitely clean space.

Entry from the street is to the middle level which features a fully equipped kitchen, separate sitting room/study, guest toilet, open plan lounge & dining room and sunny deck.

Upstairs are 3 bedrooms and 2 full bathrooms.

The lower ground level is the garage and laundry with a washing machine and drying line for your laundry needs. A second car park is available outside in front of the garage door.

BEDROOMS:
All 3 bedrooms are cozy and comfortable, ensuring everyone has their own space to unwind. All bedrooms feature large built in wardrobes and hotel quality cotton bed linen.

Bedroom 1 - king size bed and views of the green town belt.
Bedroom 2 - queen bed
Bedroom 3 - single bed (a roll-away single bed is also available and must be requested at the time of booking)

BATHROOMS:
The ensuite features a walk-in shower and the main bathroom a combined shower/bath. There is also a guest toilet on the ground floor. Plush towels and natural toiletries are of course provided.

KITCHEN:
The well equipped kitchen features a fridge/freezer, dishwasher, microwave, oven and stove. Cooking basics, utensils, pots and pans and kitchenware are all provided.

LIVING ROOM:
The open plan living and dining room is the perfect space to relax and gather, with plenty of natural light thanks to the full height glass doors. Curl up on the sofa and watch TV or take advantage of the fast WiFi.

OUTSIDE SPACE:
The large deck is the cherry on top and the perfect place to sit with your morning coffee or evening glass of wine and take in the greenery of Wellington's beautiful town belt.
Additional notes
- This is a 3 level home with stairs

- Road/traffic noise can be heard in bedrooms 2 and 3

- Check In - Either myself of one of my co-hosts will meet you on arrival to show you around and hand over the keys.

- Early Check-In or Late Check-Out - The only way to guarantee availability is to book an additional night before and/or after your stay. Otherwise this is subject to availability and I am unable to confirm until the day.

- Late Arrivals After 10pm - Check-in is from 3pm to 10pm. An after-hours fee will be charged for all late arrivals/check-ins after 10pm. If you will be arriving later than 10pm, please enquire with me before you book.

- Luggage Storage - Unfortunately there is no secure luggage storage available, so I recommend (Website hidden by Airbnb)

- Parking - There is 1 off-street parking space available with the townhouse.

- Payments – Airbnb looks after all payments, so please contact them directly for any queries regarding payment or fees.

- Visitors - The townhouse and amenities are for paying/staying guest use only. Inviting any visitor or non-paying guest to the property is a breach of my house rules, so if you plan to have visitors, please message me to ask before you book.

- The townhouse is not serviced or restocked during your stay. I provide a starter pack of basic amenities, however if you need more you will need to purchase these yourself.

- Cleaning or delivery of fresh linen is available during your stay for an additional cost. Just ask!
